Outlying Hazleton to the north and the west, the Townships of Butler, Sugarloaf and Black Creek, along with the Borough of Conyngham, offers many diverse housing opportunities in various subdivisions along with a quaint in small feel in the Borough of Conyngham with its tree lined streets and sidewalks.

The overall area has beautiful views from many hilltop settings, plus the iconic Sugarloaf Mountain is a delight to view from miles around.  The area is sometimes referred to as the “Crossroads of the East” as Interstates 80 and 81 intersect in Butler Township, creating a quick commute to Wilkes-Barre, Bloomsburg, Stroudsburg, Scranton and beyond.  A newly completed Butler Township Rec Center, along with its playing fields, is heavily used and appreciated.  There are three public golf courses and a membership golf course in the immediate area.

The housing opportunities are diverse and varied.  The gated community of Beech Mountain Lakes has nearly 1,000 residences.  Sand Springs is a relatively new, growing subdivision expanding around its golf course with single family, townhouse and condo areas within the community.  Throughout the area there are many subdivision from different eras, so there is truly an availability of homes to meet any need or budget.

The Hazleton Area Academy of the Sciences, a hugely popular STEM secondary school, is centrally located in Butler Township.  There are two elementary/middle schools located in the area.
